Follow Up Boss Review (2026): Best CRM for Portal-Lead Teams
One-line verdict: Follow Up Boss is the best CRM for teams that buy portal leads and live or die on speed-to-lead. It is not the cheapest option and not an all-in-one — it is the best lead router in real estate.
Who it's for: teams buying Zillow, Realtor.com, or other portal leads who need round-robin routing, relentless follow-up, and zero-contract flexibility.

What the product looks like
All images are vendor-official (from followupboss.com). They show real product UI with sample data.
The Team Inbox: conversations, tasks, and call buttons in one view. So what: a new portal lead lands here — the agent sees the thread, the history, and the next action without switching tools. This is the speed-to-lead workflow.
Lead routing rules: ZIP-code conditions (e.g. 90210), agent/lender assignment, action plans, and round-robin vs. first-to-claim pools. So what: who gets the 11pm lead is decided on this screen — not in a spreadsheet, not by whoever shouts loudest.
The call list with click-to-call. So what: on the Grow plan this is a paid add-on ($39/user/mo) — this is what the extra money buys. On Pro and Platform it's included with unlimited calling.
The People database with lead details. So what: FUB advertises unlimited contacts on every plan — your contact database isn't the constraint; seat count and the calling add-on are.
Calling, texting, and the dialer question
Texting is included on every plan. Calling is the line item to watch: on Grow it's a $39/user/mo add-on ($33 on annual billing). On Pro and Platform, unlimited calling and texting for all users is included. If your team lives on the phone, price the Grow plan with the dialer — the headline $69/user/mo is not the real number for call-heavy teams.
IDX, website, and advertising
Follow Up Boss has no native IDX website. IDX comes via integrations, not from FUB itself. If "one vendor for my website and my CRM" is a requirement, FUB is the wrong pick — that's Lofty's territory. FUB's strength is what happens after the lead arrives, from 200+ lead sources (per FUB's own pricing page), not where the lead is captured.
Pricing and required add-ons
| Plan | Monthly billing | Annual billing | Included seats |
|---|---|---|---|
| Grow | $69/user/mo | $58/user/mo | per-user pricing |
| Pro | $499/mo | $416/mo | 10 users (then $49/$41 per extra) |
| Platform | $1,000/mo | $833/mo | 30 users (then $20/$17 per extra) |
Calling add-on (Grow only): $39/user/mo monthly, $33 annual. No setup fee is published. Prices are "+ tax, where applicable" per FUB's pricing page. Full first-year math for 1, 5, and 10 seats →
Setup: how fast can you use it?
FUB advertises a 14-day free trial, "easy migration," and onboarding help as a plan feature rather than a paid line item. We have not run a real onboarding yet, so treat the "easy" claim as the vendor's — our timed setup test is pending. What is verified: there's no contract, so a bad onboarding costs you a month, not a year.
Team management, mobile, and integrations
- Team management: the Team Inbox and routing pools are the core team surface — leads, conversations, and tasks route to people, not inboxes.
- Mobile: iOS/Android app with calling and texting (shown in vendor materials); field agents aren't tied to a desk.
- Integrations: 200+ lead sources per FUB's pricing page — the practical meaning is that Zillow, Realtor.com, and most portals feed in directly.
Migration, contract, and cancellation risk
This is FUB's quiet superpower: no contract, cancel anytime, verified on the pricing page. Leaving costs you nothing contractually. Data export formats and the exact cancellation flow are still on our verification list — we'll document both from a real account.
Pros and cons
Pros - Best-in-class lead routing (round-robin, first-to-claim, ZIP/price rules) — the reason portal-lead teams buy it. - Transparent public pricing with no setup fee and no contract. - Texting included and unlimited contacts on the entry plan — genuinely usable at $69/mo for non-call-heavy users. - 200+ lead source integrations; portal leads flow in directly.
Cons - No native IDX website — website + CRM in one vendor isn't on offer. - Calling costs extra on Grow ($39/user/mo); the headline price understates the real cost for phone-heavy teams. - Per-seat pricing scales brutally: 10 seats on Grow + dialer runs $12,960/yr vs. $5,988/yr on Pro — you must step up to Pro. - Some AI features draw on data from the paid calling add-on, so the AI story is weaker without it.
Alternatives
- Lofty if you want the IDX website, CRM, ads, and AI follow-up from one vendor (quote-only pricing).
- BoldTrail (formerly kvCORE) if you're a brokerage that also needs back-office tools on the same platform (quote-only pricing).
Final recommendation
Buy Follow Up Boss if portal leads are your pipeline and routing speed decides your ROI — start on Grow, add the dialer only if your team actually calls, and move to Pro the moment per-seat math crosses $499/mo (around 5 seats with calling). Don't buy it for the website — it doesn't have one.
