GoHighLevel for realtors: what's included and what you'd build yourself

If you are thinking about HighLevel (GoHighLevel) as your real estate CRM, the question is not "is it good?" but "how much of a realtor stack will I assemble myself?" This guide is a checklist built only from HighLevel's official pages (pricing, help center, Terms), read October 9, 2026. Where the official pages say nothing, we say "not found".

What HighLevel includes

Per the official pricing page: CRM and pipelines, workflow automation, email and SMS marketing, calling, unified conversations, a website and funnel builder, forms and surveys, booking calendars, social media management, reputation management, payments, a mobile app and API access. Starter is $97/mo with unlimited contacts and users (cost page).

The help center also documents a Real Estate Agent Snapshot: a template sub-account with a website, forms, calendars, workflows, email campaigns, ads and social posts.

IDX and MLS

We found no native MLS or IDX listing search on the official pricing, feature or help pages we read. HighLevel does document Marketplace apps and an open API with OAuth and webhooks for connecting third-party tools (external connections, API docs). In practice that means an IDX provider is a separate subscription and setup, and you should confirm with your MLS and the IDX vendor that the connection you want is supported before you buy. We have not verified any specific IDX integration.

Transaction tracking

Transaction management (checklists, documents, commissions) is not on HighLevel's core feature list. The Pipelines guide shows you can track deal stages (New Lead → Property Tour → Offer → Contract Signed → Closed) and attach tasks to stages. That is a deal board, not a compliance system. Agents who need checklists often pair a CRM with a transaction tool; see the integrations checklist.

Texting and A2P 10DLC

HighLevel's help center states that to send SMS/MMS to US recipients from standard 10-digit local numbers you must register an A2P Brand and an approved Campaign (Settings → Phone System → Trust Center), that carriers and their partners make the final decision, and that the number must be linked to the approved Campaign. US businesses must register with an EIN matching IRS records; a DUNS number is not accepted for US standard registration.

Published fees (Phone System Pricing guide): $22.50 one-time for low volume ($64.00 high volume), $1.50-$10.50/mo per campaign low volume, $10.50/mo high volume; the fee starts when you submit the campaign whatever the outcome. SMS itself is $0.00747 per segment plus carrier fees.

The Terms of Service put consent and legal compliance (TCPA, do-not-call, CAN-SPAM, 10DLC rules) on you. Registration and compliance are not legal advice.
