Tell buyers not to rely on one portal — CPC finds Redfin and Homes.com gaps
Original headline: “Why agents should tell buyers not to rely on just one home search portal” — HousingWire, Oct 13, 2026
HousingWire reports that the Consumer Policy Center's \"Home Search I: Comparing the Big Real Estate Portals\" study by senior fellow Stephen Brobeck sampled 500 agent-represented SFH/townhouse/condo properties (more than 2,000 listings) across 21 communities in or near 10 major metros in August–September 2026, excluding builder, auction and FSBO. CPC found 74.3% of sampled properties on all four portals (Zillow/Trulia, Realtor.com, Redfin, Homes.com) and 83.4% on at least three; under its \"missing\" criteria Redfin had 32 gaps, Homes.com 27, Zillow 15 and Realtor.com 12, with Homes.com missing 15 homes under $500k and Redfin 10 versus Realtor.com 2 and Zillow 3. The study also flagged 14 Compass-brokered coming-soon properties that appeared only on Redfin as Early Access (with Coldwell Banker, Christie's and Sotheby's affiliated brands also noted), concentrated in higher-price areas — in Wilmette (MRED), 8 of 31 Compass-related were Early Access-only on Redfin and 7 of those were $1.595M or more — and said Realtor.com uniquely labels contingent/pending in community results while its contact CTA does not clearly disclose reaching an unknown buyer agent versus the listing agent (unlike Zillow's buyer-agent indication); a follow-up CPC report is planned on properties that sell before public listing.
Our take (opinion & analysis, not reporting)
For buyer agents: treat the big four as overlapping but not identical — especially under $500k and anywhere Compass coming-soon/Early Access shows up — and tell clients to check Zillow, Realtor.com, Redfin, Homes.com plus brokerage/MLS sites rather than pick a favorite. If you work Compass or MRED markets like Wilmette, assume some higher-priced inventory may surface only on Redfin Early Access until it hits the broader portals. When buyers tap a portal contact button, explain who actually gets that lead (buyer agent vs listing agent), and verify contingent/pending and DOM in the MLS before you use portal numbers in offer strategy.
