Apple's $299 HomeView ships Nov. 13 — agents must plan what conveys and what records showings
Original headline: “Apple's smart home lineup is here: What agents should tell clients” — Inman, Oct 13, 2026
Inman reports Apple announced a smart-home lineup centered on Apple HomeView, a $299 7-inch countertop or wall-mounted display shipping November 13 that controls cameras, locks, thermostats and lights by touch or voice, plus an Apple Home Collection of LG and Schneider Electric cameras, thermostats, sensors, a video doorbell (starting $249.95) and smart deadbolt (starting $349.95) arriving in December and early 2027. Many of the devices attach to the house; Inman says agents should clarify in the purchase agreement which devices convey, remind sellers to remove and reset devices in the Apple Home app before closing, and note that camera footage lives on the owner's iCloud+ plan. HomeView has a built-in camera and microphones and can recognize up to six household members by face, so listing agents should ask which cameras and mics will run during showings and tell buyer's agents — state audio-recording laws vary and some require consent from everyone recorded.
Our take (opinion & analysis, not reporting)
For listing agents: ask early which Apple Home (or Matter) devices stay with the house and write them into the contract by name — "smart home" alone does not tell a buyer whether the lock and cameras convey. Before every showing, confirm with the seller which cameras and microphones will be on, then disclose that to the buyer's agent so you are not surprised by a recording-law issue. On the buy side, when a listing mentions HomeView or Home Collection gear, ask what resets at closing and whether the buyer needs their own iCloud+ plan to keep video history.
