Q3 proptech money went to the big players, and almost none to agent-facing tools

CRETI's new Q3 2026 data shows proptech raised roughly $2.21 billion in the quarter, but 58% of it landed in just seven deals — EliseAI's $350M Series F, Kahua's $250M PE round, Invenergy's $215M, plus Buildots, TerraFirma, ICON and Habitat at $104M–$130M each, with construction tech dominating. None of the seven biggest deals went to agent- or brokerage-facing tools, and CRETI warns mid-market companies without proven scale may struggle as investors cluster around category leaders.

Our take (opinion & analysis, not reporting)

If that pattern holds, the startup tools you build your business around could face a tougher funding environment — ask about vendor staying power before you commit your workflow to one. Prefer CRMs that let you export your full database, so a vendor's trouble doesn't become yours.
